Rain entry or plumbing leak: what to tell the assessor

Use event timing and safe observations to explain water in a Jacksonville home without guessing the source.

Begin with the timing

Write down when you discovered the water and what preceded it: a storm, washer cycle, plumbing repair or nothing obvious. Jacksonville drainage includes connected stormwater conveyances, but that citywide fact cannot diagnose your wet room.

Describe the location

Identify a window, door threshold, appliance, ceiling stain or adjoining room from a safe dry position. Note whether water is still entering. Do not remove finishes or enter an electrical hazard to improve the description.
